Size is communicated only in broad RMS bands and no transaction, address, price or MLS identifier is exposed.The sample contains more than 500 deduplicated property histories matched to City of Calgary community records. The mixed housing formats are explicitly disclosed and no blended sales-performance conclusion is made.Rocky View records in the supplied export were filtered and community-identified from locality and listing context, then deduplicated. Because this is not a City address-to-community match, street cards are qualitative diligence lenses rather than statistical claims.

How to read a comparison responsibly

  • Two profiles can differ in coverage as much as in character. A municipally matched sample and a public-source profile are not equivalent evidence.
  • A county profile changes the questions, not just the setting: land use, access, water and septic move to the front of the work.
  • Documented patterns describe the reviewed record, not the parcel you are considering. Confirm land use, permits, servicing and title for the specific address.
  • Nothing here supports a conclusion about price. See pricing strategy and assessment compared with market value.
