A Calgary luxury purchase is decided at the level of a single address. This is the working file a buyer can build for that address — what to request, in what order, what each record can and cannot settle, and what stays on the unresolved list when the offer is written.

Stage one — title and registered instruments

Begin with the current certificate of title and every registered instrument attached to it: mortgages, caveats, restrictive covenants, easements and utility rights of way. These determine what a future owner may build, service, screen or subdivide, and they routinely explain an otherwise puzzling site layout. Confirm through Alberta Land Titles for the specific parcel; a listing summary is not a substitute.

Stage two — land use district and plan context

Establish the land use district, any direct control conditions and any statutory or local area plan covering the parcel. Inside the city, plan context governs what neighbours may do as much as what you may do. Stage three — permits, inspections and closed work

High-value Calgary homes accumulate renovation history. Ask which improvements were permitted, whether inspections were completed and whether each permit was closed. Unclosed work is a live liability, not a paperwork detail — the mechanics and the consequences are set out in renovation and permit due diligence.

Stage four — survey, site and building systems

Match the survey or real property report against what is standing today: additions, garages, pools, retaining walls and fences. Then move to systems — envelope, roof, mechanical, heating and cooling, water treatment or septic where applicable, and any engineered feature. Ask for service records, not impressions, and commission specialists where a system is unusual or high consequence.

Stage six — the unresolved-questions page
