Documentation readiness — the seller's records
Start with what the buyer's lawyer will read: the current title, registered instruments, and the real property report with municipal compliance status. If an addition, garage, pool or retaining structure post-dates the survey, that gap is worth closing before a buyer discovers it during a condition period.
