First: verify the licence yourself
Real estate licensing in Canada is provincial and territorial. The applicable regulator or licensing authority for the province or territory where the property is located is the source of truth for whether someone may act for you, and many provide a public online lookup tool. Confirm the individual, the brokerage and the current licence status before a first meeting.

For any province or territory not listed above, locate the official provincial or territorial real estate regulator or licensing authority for that jurisdiction and use its own verification process — not a third-party directory, aggregator or agent profile site. Ask any prospective agent to identify their licensing authority in writing and to provide their licence and brokerage details so you can confirm them at the source. Regulator names, URLs and lookup tools change over time.
What actually differs between Canadian markets
Buyers moving between provinces often assume the process travels with them. It does not. Ask a local professional to explain, in writing, how each of these works where you are transacting.
- Agency and representation rules, including how conflicts and multiple-representation situations are handled.
- Written service agreements — scope, duration, cancellation and remuneration disclosure.
- Deposit handling and trust accounts, and the timing that applies to them.
- Land transfer, property transfer and registration charges, which vary substantially and sometimes municipally.
- Legal conveyancing practice — lawyer or notary, and what each reviews.
- Title, survey and compliance documents, which are named and used differently across the country.
- New-home warranty and condominium disclosure regimes.
- Rural servicing rules for water, sewage and access.
- Tax questions — residency status, principal-residence treatment, and any federal, provincial or municipal measures affecting non-resident or vacant property. These are questions for a qualified tax adviser and lawyer, not an agent.
How a PRPTY introduction works
When your property is outside Alberta, Dusko's role is limited and stated plainly: he listens to the brief, identifies an appropriately licensed local professional through the PRPTY network, makes the introduction, and steps back. He does not advise on the transaction, negotiate, or act for you in that province.
- You are told before an introduction is made, and you choose whether to accept.
- Your agreement is with the local professional and their brokerage — verify their licence with the regulator or licensing authority for that jurisdiction.

- You are free to find your own agent, and this page is written to help you do that well either way.
Questions worth asking any luxury agent, anywhere

- Current licence and brokerage, confirmed with the jurisdiction's regulator or licensing authority.
- Directly comparable experience with this property type and price band.
- A written pricing rationale grounded in closed transactions.
- A written launch scope: preparation, media, copy, distribution and timing.
- Privacy and showing controls, and who is physically present.
- Media ownership and licensing rights after the listing ends.
- Reporting cadence and what is reported.
- Who on the team does what, and who negotiates.
- Conflicts, referral compensation and agreement cancellation terms.
