What these fields cannot establish
- Official name, code, class and sector identify a municipal boundary only. They say nothing about a property inside it.
- COMM_STRUCTURE is the City's development-era index for the community. It does not establish a given property's actual build year, form, floor area, lot dimensions, condition or renovation history.
- SRG is a municipal growth-status classification. It is not a market, price, demand or desirability signal.
- Publishing a dedicated brief on this site reflects the depth of public documentation reviewed, not the quality, prestige or value of the community.
- Nothing in this comparison is a listing feed, an MLS extract, a sold record, a price band, a school assignment or a commute time.
The official record families to open for a specific address
- City community district record — Confirms the official community name, code, class, sector, COMM_STRUCTURE and SRG for the parcel's community.
- City community profile page — Municipal context including 2021 Census household and dwelling counts. Not transaction evidence and not a property characteristic.
- Land use district and applicable plans or planning files — The district applying to the specific parcel, plus any mapped local area plan or current planning file covering it.
- Development and building permit history — Which files exist for the address, including actual build and renovation dates. A file is evidence of an application, not of quality or completion.
- Alberta land title and registered interests — Registered ownership, legal description, easements, caveats and restrictive covenants. Not a survey or an inspection.
- School authority address lookup — CBE and CCSD designation and program eligibility must be confirmed for the specific address and school year.
Land use, permit, title and school questions are answered per parcel, never per community. The renovation and permit due-diligence matrix sets out the order in which to request them.
