The plan boundary is settled from the plan's mapping; membership in an association and liability for its fees or architectural controls is settled from the registered instruments on title. Water supply and shared servicing arrangements
Servicing in County settings ranges from individual private wells with private sewage systems through to communal or regional utility arrangements with metering, licensing and cost-sharing. Which applies to a parcel is a document question. Ask what the water source is, who holds any licence or approval, who operates the system, what the current and historic charges are, what the reserve position is where a communal utility exists, and what happens if the system requires capital work. For private systems, ask for the well record, testing and the sewage-system approval and inspection history, then commission your own testing.

River corridor, drainage and mapped environmental policy
The Elbow River corridor carries provincial and municipal mapping interests: watercourse setbacks, environmental reserve, riparian policy and, in places, flood hazard mapping. Whether any of these touch a parcel is established from mapping against the legal description, never from proximity or an impression. Where mapping does apply, it can constrain building envelope, additions, outbuildings, landscaping and insurance. Title is the only place those interests are established for a parcel; a plan map, a sales brochure and a neighbour's description are not. Then request from the County: land-use district confirmation, subdivision history and conditions, development permits and conditions, safety-codes permit history, and any compliance file. Add the real property report with compliance stamp where applicable, plus the association's governing documents, budget, reserve position and any architectural-control approvals for work already done. Read the set as a whole; single documents mislead.
