What an Area Structure Plan settles, and what it leaves open

A statutory plan sets policy for future subdivision and development inside a mapped boundary. It does not describe the house on a parcel, prove a use, or guarantee an approval, and its existence says nothing about market conditions. Where two plans exist in one district, their policies are not interchangeable and their boundaries are not adjacent by assumption. Read the plan that the County confirms applies, note the policy area within it, and then treat every parcel-level question — envelope, servicing, access, outbuildings — as a separate confirmation exercise.

Golf-course interface as a records question, not an amenity claim

Where a property sits near a golf course, the meaningful questions are all documentary. Is any amenity, membership, maintenance or access instrument registered on the title? Who owns the adjoining land, and what is its land-use designation? Are there registered easements for cart paths, irrigation, drainage or maintenance access? Is there any agreement about netting, stray-ball liability or spraying? Nothing about proximity establishes membership, a right to use facilities, protected outlook or permanence of the adjoining use.
